LDA makes key decisions

LAHORE – The Lahore Development Authority (LDA) has approved independent building regulations for katchi abadies, project of improvement and rehabilitation work of Ferozepur Road and installation of warning signs displaying height restriction messages at underpasses at Canal Bank Road from Dharampura underpass to Tokhar Niaz Baig.
This decision was taken during a meeting of the LDA governing body, chaired by District Coordination Officer and LDA Chairman Ahad Khan Cheema. The meeting was attended by LDA Director General Abdul Jabbar Shaheen, Additional Director General (Head Quarters) Hafiz Ihsanul Haq, Additional Director General (Housing) Mansoor Qadir, WASA Managing Director Dr Javed Iqbal, LDA Chief Engineer Abdur Rab, TEPA Chief Engineer Saifur Rahman, Chief Town Planner Waseem Ahmad Khan and representatives of the provincial local government, housing, planning and development and finance departments besides administrators of the nine constituent towns of Lahore.
Expenditures estimates of Ferozepur Road and Canal Bank Road will be vetted by the provincial planning and development as well as finance departments. According to orders, besides paying nominal fee for approval of building plans for new constructions, the owners could now cover larger areas of their plots in these abadies as compared to the covered area in LDA housing schemes.
Dwellings up to three marlas could now cover 80 percent of the available land with the condition to leave 20 percent open area anywhere within the unit. Houses from three to five marlas could now cover 70 percent and would be allowed to leave 30 percent area anywhere in the unit. However, normal building regulations will apply on any unit beyond five marlas in these abadies. Units up to three marlas will be charged flat rate of Rs 500 and up to five marlas would be charged Rs 1000 as building plan approval fee by LDA.
Building plans as well as addition/alteration plans will be entertained and sanctioned only for those units for which LDA has executed sale deeds. This is necessary in order to preserve features of the old structures to determine the eligibility of the dwellers for proprietary rights/execution of sale deeds where after their title on the units is established.
